Assumes the escalation compounds annually on the anniversary of the lease and that rent is payable monthly in advance. Check the escalation clause in your lease — some agreements escalate on a calendar date rather than the lease anniversary, and a few use CPI rather than a fixed percentage.

How rental escalation works

An escalation clause raises the rent by an agreed percentage at each anniversary of the lease. It compounds: an 8% escalation on R9,500 gives R10,260 in year two, then 8% on that figure in year three, not on the original rent. Over a three-year lease the cumulative increase is meaningfully more than three times the first-year uplift, which is why tenants often push back on anything much above inflation.

There is no statutory cap on escalation in South Africa for standard residential leases — it is a matter of contract. What matters is that the clause is unambiguous, since the Rental Housing Act and the Consumer Protection Act both work against a landlord relying on vague terms.
